Given the potential impact to health, liability, AND considerable investment risk; there is no better time to ascertain these concerns than now. Know exactly what type of property you are purchasing; that family, friends and/or employees are living & breathing in, and sort out resolutions.
This is particularly key for real estate transactions, prior to closing the deal.
We especially encourage testing for radon, as it's perhaps the most serious health concern risk, due to its prevalence in Rapid City and the Black Hills area.
Radon Testing:Radon is odorless, breathable radioactivity in the home. It is the second-leading cause of lung-cancer, but is readily addressable if present. The S. Dakota Black Hills uplift is considered especially high risk by the USGS.
All areas from Rapid City to the northern and southern hills, carry radon risks. Smokers, former smokers, children and pregnant women, are at particular risk. Your BHIS home inspector is radon-certified and uses high-end instruments for identifying home radon levels. Please see: Black Hills and Radon
Thermal Imaging: Infrared Thermal Imaging is a breakthrough technology. Thermal Imaging provides incisive and comprehensive assessments for energy efficiency and critical moisture problems, that otherwise go hidden from view. That's because Thermal Imaging is an optical solution that "sees" infrared thermal properties, which are not visible to human sight. BHIS is ASNT Level 1 Thermography Certified. Water Assessment: Recommended for all area homes with private wells, and usually required by FHA, VHA and most conventional home loan approvals (i.e., homes with private water source).
Your family's well-being is critical, as is protecting your greatest financial asset. Inspecting for critical property concerns, that affect either, or both, totally makes sense!
