A pre-certified home is one that has been inspected in the same manner as a general home inspection, adhering to the South Dakota and InterNachi standards of practice for residential home inspections.
This type of inspection often helps the seller to ascertain areas of improvement prior to listing the property and allows the property owner to market the home with the aid of a technically-detailed report. (see disclaimer)
DISCLAIMER: Although not required by law, buyers often purchase an independent inspection (separate from the pre-certified inspection) as part of their transaction consideration process. Buyers should be aware that home conditions can and often do change from the time of the pre-certified inspection, and, accordingly should consider having the property re-inspected, independently. BHIS disclaims any responsibility for problems that may emerge at any home we pre-certified, that we did not also re-inspect.

Click Sample: This inspection was for a homeowner pre-certifying her property in advance of the listing. In this case a key issue was flagged & inexpensively resolved concerning the heat system; prior to listing. Here, Bruce made a recommendation to de-couple two shared functions as a cost effective way to upgrade and resolve a difficult issue. The home-owner reviewed this approach with her plumber who confirmed it as advantageous. The homeowner than implemented the plan prior to listing her property, at minimal cost. This example illustrates the value of working with an inspector who also has home building and refurbishment experience.
